Unable to import your themes: Cornerstone Product

In the documentation the tell me to upload the themes template with https://kajabi-products-development.s3.amazonaws.com/free_themes/cornerstone-product.zip link.
and iam hoping that the step is to check first is that blank templates themes work or nah,
so i download it and try to upload then i got this error massage.

Did that mean the template is not working anymore, or i should do some editing first in this template code so i can upload it to kajabi product?

I'm also getting the same error with a slightly modified Premier Product theme.
