Fix help links in descriptions not navigating correctly

There is a problem navigating help pages from links within descriptions on production currently. One example:

• Go to: https://catcolab.org/help/logics/simple-olog
• Click on the "database schema" link
• Notice the description is still the olog description

The problem is lazy is created once on component creation and doesn't react to prop changes.

There is a similar potential problem with GuideHelp though I didn't find any actual links that would expose the issue yet. I fixed it proactively.
