Added missing steps and the required git-lfs extention to the README file. Cleaned up page styling and gramatical errors in the application. Added a condition to only show instance authentications if the proper settings were set. Signed-off-by: Micheal Simmons <micheal.simmons@oracle.com>

Description
Updated the README file to include missing steps and the required git-lfs extension. Corrected grammatical and styling errors. Additionally, implemented a conditional check to display instance authentications only when the relevant settings are configured.
